How to buy property in Venezuela from abroad

Buying property in Venezuela from abroad is entirely possible and, with the right support, safe. Every year more Venezuelans in the United States, Spain, Chile or Colombia, along with foreign investors, buy in the country without boarding a plane. Here is the route, step by step.

1. The power of attorney: your signature at a distance

The key piece is a power of attorney authorizing a trusted representative to sign on your behalf. Granted inside Venezuela, it is registered before a notary. Granted abroad, it must be apostilled (or legalized at the consulate) to be legally valid in Venezuela. With it, your representative can sign the purchase in your name.

2. Verifying the property before you pay

Before any money moves, the property is checked to be free of liens and its paperwork in order: title deed, cadastral certificate, tax clearances and registry records. This step prevents most problems.

3. Paying securely

Transactions are structured to protect both sides. Money never changes hands without documentary guarantees, and every stage is recorded in writing.
